RENTAL POLICIES
Please feel free to contact me should you have any questions regarding the vacation rental policies.
  • 25% deposit by personal check, cashiers check or money order necessary to secure dates. You are also welcome to pay by credit card however, there is a 3.5% transaction fee.  
  • Five to seven night minimum stay required depending on unit (10-14 night minimum stay over Christmas season  Dec. 15th - Jan. 6th).
  • Tax of 17.96% added to all reservations (13.25% hotel tax and 4.71% state tax).
  • Additional charge of $20/night per person for more than two guests ($30/night per person for more than 6 guests including all children in Cloud 9 Beach House).
  • Balance is due 90 days prior to arrival.
  • Check-in time is 3PM. Check-out time is 10AM.  
  • Cancellation policy: Prior to 60 days, full refund.  Less than 60 days, no refund unless unit is re-rented in which case refund will be made only for those days re-rented.  Cloud 9 Beach House has the same policy except 90 days instead of 60 days due to the lead time guests tend to book a private home verses a condo.  
  • $125 clean fee studios, $165 clean fee one bedrooms, $495 clean fee vacation homes.
  • Due to county vacation rental home license requirements, please be aware that the Cloud 9 Beach House is for the exclusive use of registered guests only so you will be unable to have large group gatherings on the property for shared meals, pool/hottub activity etc.  Ignoring this requirement forfeits your reservation and no refund will be offered. 
  • Even if your dates are available on our online calendar, reservations cannot be accepted at the Cloud 9 Beach House that create unbookable gaps (3-6 nights) in the calendar, so please check with me BEFORE booking online to make sure that your selected dates are acceptable. Longer minimum stays may be required depending on the existing opening.
  • ARRIVING WITH MORE THAN THE NUMBER OF GUESTS (INCLUDING CHILDREN AND BABIES) AS PER YOUR RESERVATION CONFIRMATION FORFEITS YOUR RESERVATION AND NO REFUND WILL BE OFFERED
  • ALL UNITS ARE NON-SMOKING BOTH INSIDE AND ON THE LANAI
